In general, the board of directors keeps authority over association policy, budget approval, and contract and spending decisions, while the Associa Gulf Coast team handles day-to-day administration and carries out board direction. The team also provides ongoing consultation on financials, meetings, inspections, collections, vendor and bid management, and longer-range planning.

Associa Gulf Coast uses a dedicated transition team that works alongside your assigned community manager, the outgoing management company, and the association itself. The process includes reviewing past meeting minutes and policies, reviewing vendor contracts and scopes of service, and collecting homeowner fees and account balances. It also includes vendor walks of the property and a board orientation or meet-and-greet, so the board and the new management team begin with the same information.
