Associa Gulf Coast manages communities along Florida's Gulf Coast, including the greater Tampa area, Clearwater, St. Petersburg, Sarasota, Bradenton, Lakewood Ranch, Nokomis, Venice, Fort Myers, Cape Coral, Naples, Punta Gorda, Port Charlotte, Sanibel Island, and Bokeelia Island. The company works out of local offices in St. Petersburg, Sarasota, and Fort Myers, and has served the region since 1975.
Associa Gulf Coast works with a broad range of community associations, including single-family HOAs, condominiums, townhomes, high-rise and luxury condominium buildings, active adult and 55 plus communities, master-planned communities, cooperatives, and mixed-use developments.
Associa Gulf Coast manages hundreds of communities across its Gulf Coast service area. Community size varies widely, from smaller associations to large master-planned developments, so the clearest way to gauge fit is to discuss your association's size and service needs with the local team.
Management fees are quoted individually for each community rather than set from a standard price list. Fees are billed monthly, and a one-time setup fee applies at the start of the engagement. A proposal specific to your association is available on request.
The split between what the base management fee covers and what is billed separately is set out in each community's proposal and management agreement, since the scope of services is tailored to the association. Core management work generally covers day-to-day administration, financial reporting, accounts payable and receivable, budget preparation, assessment collection and delinquency reporting, covenant enforcement support, meeting and election administration, and vendor and contract management.
The specific division of duties is defined in each community's management agreement. In general, the board of directors keeps authority over association policy, budget approval, and contract and spending decisions, while the Associa Gulf Coast team handles day-to-day administration and carries out board direction. The team also provides ongoing consultation on financials, meetings, inspections, collections, vendor and bid management, and longer-range planning.
Associa Gulf Coast uses a dedicated transition team that works alongside your assigned community manager, the outgoing management company, and the association itself. The process includes reviewing past meeting minutes and policies, reviewing vendor contracts and scopes of service, and collecting homeowner fees and account balances. It also includes vendor walks of the property and a board orientation or meet-and-greet, so the board and the new management team begin with the same information.
Yes. Associa Gulf Coast has more than 160 team members, and the local team holds dozens of industry designations in community association management. These designations are earned through industry coursework and continuing education.
Association funds managed by Associa Gulf Coast are protected by fidelity bond coverage, and the company's financial operations are covered by a Service Organization Control 1 Type 2 audit.
